Although it might seem difficult to imagine, it is possible to sell your home in one week. These kind of sales are harder to achieve than a longer, drawn out process, but can be achieved if you are prepared to put in the time to get results. A one week house sale is also dependent, in part, on luck and making yourself as available as possible to deal with queries. When arranging a one week sale, it is also necessary to be flexible over costs, and to think carefully about whether that first offer is actually practical. 1 – Put in the Extra Marketing Investment
Spending a bit more on marketing your property will make it easier to make it visible for buyers. Discuss your options with an estate agent, and think about some of the places to advertise that will best serve your particular property.
2 – Make Yourself Available
If you are going to sell your home in a week, then you’ll need to take the time off from work to dedicate yourself to doing so. Ideally, you’ll need to be available on the phone at least five days during the week to handle viewings, or will need an estate agent that has enough time to do so.
3 – Consider Auctions
An auction can be an excellent way to sell a property quickly. Although you may have to compromise in terms of price, the benefits are that you will be likely to get a sale out of the process. Auctions are also more likely to generate short term interest if advertised properly.
4 – Sell to an Investor
If you don’t want to go through the process of listing your property and waiting for a bidder, take an alternative approach and sell the property to an investor. Buyers might want to pick up the property for letting or for redevelopment.
5 – Try to Complete Jobs as Quickly as Possible
Given the amount of time that you will need for doing viewings and handling queries, you will want to get all cleaning and renovations completed as quickly as possible. Hiring professional companies for a single day’s work can mean that you can get the most difficult jobs out of the way in a minimum of time.
6 – Use a Pre Paid Phone
You can save a bit of money in handling a lot of calls by using a pre paid phone that is paid up to a certain amount. Having this phone and using its number in adverts will also mean that you don’t end up suffering problems with other people trying to get hold of you.
7 – Be Creative
Think of imaginative ways in which you can best showcase your property. These might include advertising on Twitter, or sending out posters into the local community to drive up attention for an auction.
8 – Have a Set Price
Negotiation may not be as much of an option if you want to sell your home inside a week. You may also have to lower your value below a market estimate if you want to shift a property quickly.
9 – Get the Right Agent
The best agent will be able to sell a property, and help you to get the possible price, but will need to be available throughout the week. This might mean that you have to pay a higher fee in order to get that agent’s full focus.
10 – eBay Sales
Another, more unusual way to sell your property in a week is to list it on eBay. This might be the quickest way of receiving bids, although buyers may want to view the property before they make a firm bid.
